The Estate has a limited amount of rented commercial property, including offices and a commercial unit in a sawmill, small units for storage space, craft /retail units and garages.  We have a wide range of tenants in our existing commercial properties including several craft makers/sellers and larger companies including the conservation architects Purcell Miller Tritton LLP and the RSPCA.

Spaces at the Bodnant Craft Centre can be rented on a monthly basis.  Spaces range from one shelving unit to a whole studio.  Preference is given to Arts & Crafts people who produce their own work locally.  We would especially be interested in hearing from people who work in leather, metal and basketry.

Bodnant Business Studios are located on the east side of the beautiful Conwy Valley.  Situated in a prime location adjacent to the A470 trunk road, 8 miles south of Llandudno and Colwyn Bay and 7 miles north of Llanrwst.  There is easy access to the A55 North Wales Express Way which provides a direct access to Chester, Liverpool and the M56 motorway to Manchester and beyond.

The entrance is off Penrhyd Road through a traditional iron gate set between stone pillars.  There is ample parking for tenants and visitors vehicles, and access for delivery vehicles.

The shoot is in excess of 1,300 acres (526 hectares) or thereabouts including 408 acres (165 hectares) mixed woodland.

Llandudno 9 miles; Chester 50 miles (1hr); Manchester Airport 77 miles (1hr 30 mins)(all distances approximate).

Bodnant Estate has a growing reputation for quality high birds over the last few seasons and there is presently an opportunity to take a lease of the sporting rights over this prestigious beat together with a three bedroom keeper's cottage (if required), outbuildings and rearing fields.

The number of drives available and general layout enables back to back days to be taken and there is a good range of accommodation available within a short distance of the Estate. A private shoot lodge can be made available for entertaining and shoot lunches with open fire as well as separate kitchen facilities.

The shoot benefits from extensive woodlands laid out to maximise the wonderful topography creating some spectacular drives without the need for large areas of game crop. The woodland access is good with an extensive network of Estate roads throughout.

The terms of the lease are negotiable and the incoming occupier would be expected to adhere to the BASC codes of practice for both shooting and rearing.
